Public Works Department approval ot <br /> these drawings is required prior to any permits ueing issued. All improvements <br /> shall be compieted before the Occupancy Permit is issued. <br /> 2. Any grading/fill on this site shall be done so as to not �mpact the surroundinn <br /> properties. - <br /> I3. Special charges for connection to the sewer and water systems in accordar�r.e <br /> with Ordinance �998-94 and subsequent revision are applicable. These charqes <br /> are based on projected water usage and can be substantial. Appiicant is <br /> encour�ged to abtein a copy of the Ordinance and determine estimated charges <br /> prior to building permit application. The actual charces shall be computed by the <br /> Public 4Norks Department per the ordinance in effect at the time and according to <br /> the information on the approved plans at the time of building perrnit issuance. <br /> 4. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> constru:.tion. Dust suppression and street cleaning must occur as directed by the ! <br /> Public Works Inspector. i <br /> 5. Per City standards, all collected surface water exiting the subject property must be <br /> convey��d to the nearest established, stable drainage course, within the naturally <br /> occurrir�g drainage basin, by pipe or by an approved swale in a manner that will <br /> not result in erosion or flooding. Collected storm water should be discharged to <br /> the combined sewerlstorm drainage system in the alley, if topographically feasible. <br /> If discharge to the combined sewer/storm drainage system is not feasible, then <br /> apprepriate easements will be required in order to convey the coilected runoff <br /> east, to the bottom of the steep slopes to a stable discharge point. <br /> 6. The construction plans must be designed from a site survey performed by a <br /> licensed State of Washington land surveyor. <br /> 7. The geotechnical report must accommodate applicatior� for conslructiun permits. <br /> 8. Temporary erosion control measures for construction activity must be operational <br /> prior to commencement of any clearing or earthwork. <br /> 9. All exposed ground must be reseeded within 30 days of the compietion of <br /> construction. If reseeding is not practical due to weather or seasonal problems, <br /> lhe ground must be covered with mulch as directed by the City Engineer. <br /> 10. Permits are required for building construction and compliance with the state <br /> building codes. <br /> 11. Extension of a 2" water main along the south side of 47'h Street NE is required. <br /> 12. Ali work must conform with the geotechnical report recommendations prepared by <br /> Cornerstone Geotecimical, Inc. dated December 9, 2005. <br /> 13. The applicant must record a covenant that runs with the land which waives claims <br /> against the City, its offcers, employees and agents, and indemnifies (including <br /> reasonable attorney's fees), defends and saves the City, its officers, employees <br /> and agents harmless from any loss or damage to people or property either on or <br /> off the subject property resulting from any form of soil movement whatsoever <br /> and/or from any form of failure in design and/or construction of the improvements <br /> 3� <br /> �_� <br /> . .: . <br /> �_ _ . _f. ._._ .
