Lessley Construction <br />Variance 9-86 Page -2- <br />2. The property was approved as part of the Willow Creek <br />Glen plat and was lot 27 of said plat. The setbacks <br />were established at the time of plat approval. The <br />Applicant seeks to readjust the setbacks in order to <br />construct on the lot with an orientation toward the west <br />for the purpose of having a better view. (Lessley <br />testimony, narrative statement - exr.i:-it 4) <br />3. Lot 27 of the Willow Creek G�en fronts on Slst Place <br />S.W. on a curve. The setbacks that were established for <br />this lot are as follows: <br />The north lot line is considered the rear yard and has a <br />setback of 20'; <br />The east lot line is considered the side yard and has a <br />setback of 6'; <br />Tha west lot line is considered the front yard with a <br />20' setback; and <br />The south lot line is considered a side yard with a 10' <br />setback. The variance request of the Applicant is to change the <br />north lot line from a rear yard to a side yard with a <br />setback of 6'; to change the east lot line from a side <br />yard to a rear yard with a setback of 20' ; to establish <br />the west lot line as the front yard with a 20' setback; <br />and the south lot line as a side yard with a 10' <br />setback. (staff report, Doughty testimony) <br />5. The subject property is zoned R-1, Single Family Low <br />Density Residential. (staff report) <br />6. The Applicant has started construction of the residence <br />on-site using the requested dimensions as the setbacks. <br />The Applicant has been informed by the City that he is <br />acti.ng on his own peril. (Doughty testimony) <br />7. All of the adjoining properties have a zoning <br />designation of R-1 and a land use of Single Family <br />Residential. All of the properties are under <br />construction.
