The wetland has been <br />logged within the past 50 years, but has reverted �o forest. <br />Pipeon Creek <br />Pigeon Creek is located along the westem property boundary. The stream enters :.� site from the <br />south, and flows northwest on �r near the property boundary. This stream is mapped as a seasonal <br />non-fish bearing stream directly downstream of the subject property, based on City of Everett Critical <br />Areas Map, indicating that the on-site portion of the stream is also seasonal. However, stream flow <br />was observed during the on-site investigation in July, 2006, indicating perennial flow. The stream <br />averages approximately 3 feet across, and approximately 2 feet deep. The substrate of Pigeu:i <br />Creek consists of sand and silt with minimal small cobbles on-site. Pigeon Creek does not provide <br />fish habitat as several barriers to fish passage is located downstream from the subject property. The <br />on-site riparian b�rffer habitat consists of mixed deciduous/confierous forest. No obvious disturbance <br />has occurred within ?igeon Creek on-site, however the off-site buffer vegetation has been removed, <br />and residential lots are iocated within less than 100 feet ef the stream. Due to its apparent perennial <br />flow and lack of fish habitat, this stream qualifies as an NP stream with intact vegetation on site, per <br />Ordinance 2909-Oo. NP streams with intact native vegetation in t7�e City of Everett require a 50 ft. <br />buffer. <br />
