2. ':he positive characteristics of the proposed development and whether such <br />characteristics could be provided by compliance with the development <br />standards and/or design guidelines proposed to be modified. <br />Finding: The proposal is for the duplex to be constructed immediately to the west <br />of the existing residence. The new struct!ue complies with all setback and zoning <br />requirements, except the courtyard issue. Section 15.040 of the Zoning Code <br />requires a minimum of 50 square feet of on -site open space be provided for each <br />unit, in the form of a courtyard. This proposal will be required a minimum of 150 <br />square feet of on -site open space. <br />Conclusion: The proposal is for two separate courtyards, each proviiing area in <br />excess of the 150 square foot requirement. If the cowtyards were not provided in <br />the locations chosen, a redraw of the site would be necessary which could result in <br />an interior site design. Enhanced landscaping on site should mitigate any potential <br />impacts of the reduced courtyards. <br />3. The arrangement of buildings and open spaces as they relate to other <br />building,s and/or uses on the subject property and on surrounding properties. <br />Finding_ The proposal is to provide for the two separate courtyards on site, each <br />within clot a proximity to the proposed and existing structures. The arrangement of <br />structures on site seems to provide the best street frontage and parking layout, while <br />maintaining existing mature landscaping on site. <br />Conclusion: Tho arrangement of buiidings and location of open space on site <br />should provide for more useable open space and privacy, both on and cif site. <br />4. Visual impact to surrounding properties caused by parking facilities in the <br />proposed development and whether such impacts are less thin would result <br />from compliance with the development standards and/or design guidelines <br />proposed to be modified. <br />Finding: Parking is required at a minimum of 1.5 stalls per unit, witr, a total of 5 <br />stalls required for throe units proposed on site. <br />Conclusion: Required per king will be located outside require l setback areas, and <br />Will be screened with a five-foot landscape buffer. <br />5. if the development proposes greater building height than permitted by the <br />zone in which the property is located, does the Inc. Me in building height <br />result in an increase in the usable open space on the property over what <br />would be provided by meeting in the development standards and design <br />guidelines proposed to be modified. <br />Finding: N/A <br />Conclusion: N/A <br />6. If the development pr,•=asses greater building height than permitted by the <br />zone in which the property is located, does the increase in building height <br />impact the views or privacy of abutting residentially zoned properties. <br />Finding: N/A <br />Conclusion: N/A �7 <br />
