Our observadons, findings and opinions are a means <br /> � to identify and reduce the inherent risks to the owner. <br /> , �0 PRO�'GT ANi� .CITA D�C�$jpSjQj� <br /> I This report was completed with an understanding of the project based on discussions with Mr. <br /> Randy Blair of W&H Pacific and our review of the Preliminary Binding Site Plan provided by <br /> W&H Pacific and dated October 29, 1997. Present plans call for subdividing the 45 acre pazcel <br /> Iinto 6 lots in prepazation for commercial development. <br /> The proiect site is located on the north end of an upfand olateau that overlooks Possession Sound, <br /> i southwest of Everett, Washington. The parcel is bounded on the east and west by two steep, <br /> north-trending drainage ravines. The eascern drainage is identified as Narbeck Creek on an <br /> I undated topographic map provided by W&H Pacific. 13e western drainage was termed East Fork <br /> of Powder Mill Creek on the topograpluc map. Both of N•�se drainages contained surface flow <br /> a[ the time of our field reconnaissance. <br /> ; Topographically, the upland portion of the site was characterized by gende north-facing slopes, <br /> with overall gradients of about 5 to 10 percent. Slope gradients in excess of 40 percent were <br /> � limited to areas adjacent to the drainage ravines along the east and west sides of the site. <br /> Elevations on the upland plateau ranged from about 457 fcet along the southeast oroperty boundary <br /> to 395 feet in the northwest corner of the site. <br /> IThe project site is wooded and undeveloped. Vegetation consisu of a mixture of inedium to lazge <br /> deciduous and evergreen trees in the upland areas with a moderau to dense underbrush. The <br /> ` ravines are covered with cottonwood and alder uees, and scattered cedar trees, with a dense <br /> undercover of vines and brush. The properry was bounded by residential development to the north <br /> � and west. <br /> A north-south trending udliry easement bisects the property. The easement is 30 fcet wide and <br /> currendy provides access for a sanitary sewer pipeline. <br /> i <br /> i <br /> Nazbeck Creek, located on the eastem side of the properry, is characterized by steep ra.iue side <br /> � slopes. Cut bank and stream bank slope failures exposed geologic units consisting of glacially <br /> consolidated medium to coazse sand with gravel in the upper (southem) reaches of the ravine. <br /> Exposums in the lower(northem) reaches of the ravine consist primarily of glacially consolidated <br /> � fine to medium sand with thin(1 inch) interbeds of silry fine sand. Minor seepages were observed <br /> emanating from the exposed sand and gravcl uniu and generally increased downstream. The <br /> stream channel is generatly covered by gravels and cobbles. Boulders are also scatured along t2u <br /> Ichannel. The channel is also characterized by a sigaificant azno�nt of woody debns. The <br /> cumbination of logs and ',-,oulders form a series of natural sediment traps on ttx upsu�eam side of <br /> these obs�uctions with small "plunge" pools downstream of the obstrucdons. <br /> �' <br /> 2 <br /> � <br />
