A new or revised SEPA review will be required for new or relocated activities <br /> proposed on the site. You should use the SW Everett SEPA application packet for that <br /> review. <br /> The propos:d improvemenu shown east of the easement and 23`d Dr. W were not <br /> addressed in the Planned Action SEPA review or determination issued by the City. Aif <br /> of those improvements will reyuire additional SEPA review. Stormwater detention <br /> and treatme�it have not been addressed for any impervious surfaces in that area. The <br /> pond shown on your approved plan that will outfall to Narbeck Creek only provides <br /> detention, and only accounts for the conversion of forest to grass. To accommodate <br /> impervious surfaces shown on your plans, the facilities will need to be eapanded and/or <br /> undergrour►d storage must be provided. <br /> The final site plan shows more than 300 additional parking stalls over that previously <br /> approved. It's unclear what activity is driving the need for those additional spaces. <br /> The previous traffic study addressed the following activities on site: <br /> • an 1 i,000 sf worship area with services held on Saturday evenings from 6:15 to <br /> 7:30 arid on Sunday mornings from 8:15 to 12:00. <br /> . 377 st;:denu in the Academy, with 112 students in preschool through kindergarten <br /> and 265 smdents in 1" through 8'� grades. <br /> T��_ ,: .,posed parking expansion, high schooi academy activity, and any expansion of <br /> the worship area will require a new SEPA review.
