(SEPA Transportation and Land and Shoreline Use <br /> Policies) <br /> Section 3: EARTIi/GEOLOGICALLY HAZARDOUS AREAS <br /> 3.1 Threshold <br /> 3.2 Mitigation Measures <br /> 3.2.1 All Slopes that are not designated critical areas or required buffers may be modified. <br /> Major cuts and filis will likely occur to make sites suitable for development. <br /> 3.2.2 Sites that are designated critical areas or buffers may be modified only in complia�ce with <br /> EMC 19.37. Disturbance of critical areas to construct necessary utilities will be limited co the <br /> minimum necessary for construction. <br /> 3.2.3 Sites designated as 5eologically hazardous areas may be modified if approved by the <br /> Planning Director based upon review of a geotechnicai report that shows the proposal meets <br /> the criteria of Section 37 of the Zoning Code. The report must show that the modifications v�ill <br /> not create a hazard to the subject property or surrounding properties.
