These are not SEPA <br /> conditions but are associated with other laws or requirements. Ali requirements are preliminary <br /> in nature, and are based upon the preliminary site plan and the ordinances in effect at time of <br /> suk�mittal for SEPA review. The proposal must comply with all ordinances in effect at the <br /> time a complete building permit application is filed, including those not specifically set <br /> forth herein. (Exception: For vesting under the Zoning Code, please refer to Section 44 of the <br /> Zoning Code). Contact the Planning Department for information regarding appeals processes <br /> for the requirements listed in this document. <br /> 1. A Pubiic Works Permit is required for this project. Detailed drawings in accordance with <br /> City Design and Construction Standards shall be submitted to the Pubiic Works <br /> Department, showing site parking layout, landscaping, utilities, storm drainage, temporary <br /> construction erosion control, and all required improvements in the public right-of-way. <br /> Pubiic Works Department approval of these drawings is required prior to any permits being <br /> issued. All improvements shall oe completed, approved and warranted. <br /> 2. Any grading/fill on this site shall be done so as to noi impact the surrounding properties. <br /> 3. This project must comply with the current City of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 4. Special charges for connection to the sewer and water systems in accordance with <br /> Or�linance 1998-9� and subsequent revision are applic�ble. These charges are based on <br /> ,ujected water usage and can be substantial. Applicant is encouraged to obtain a, copy of <br /> the Ordinance and determinP estimated charges prior to building permit application. The <br /> actual charges shall be computed by the Public Works Department per the ordinance in <br /> effect at the time and according to the information on the approved plans at the time of <br /> building permit issuance. <br /> 7 <br />
