I <br /> 5. A Traffic Mitigation Fee of$25,745 is due for this project. Traffic mitigation fee is as <br /> follows: $755 per 1,000 S.F. of manufacturing building x 34,100 S.F. of building. <br /> 6. All Site Access Must Be Taken From Existing Access Points. Acceptable as shown. If <br /> site is redeveloped at a later date access must either be from current proposed access <br /> point or shared with 6001 —23rd Dr W. access point. <br /> 7. F'arking Layout Must Comply With City Of Everett Standards. No Ofher Traffic <br /> Comments. <br /> 8. City streets are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 9. On-:ite watermain will be staked within an easement to the City. The easement will be <br /> submitted to the City prior to issuance of permits. <br /> 10. As-builts of storm sewer, sanitary sewer, and water systems will be required to be <br /> submitted per Design and Construction Standards and Specifir,ations for Development. <br /> 11. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works <br /> Inspector. <br /> 12. All exposed ground must be reseeded within 30 days of the completion of construction. If <br /> reseeding is not practical due to weather or seasonal problems, the ground must be <br /> covered with mulch as directed by the City Engineer. <br /> 13. Temporary erosion control measures for construction activity must be operational prior to <br /> commencement of any clearing or earthwork. <br /> 14. Stormwater shall be managed in accordance with the City's 2010 Stormwater <br /> Management manual. <br /> 15. All parking and site circulation must comply with City of Everett standards. The applicant <br /> must provide a minimum of 34 on-site parking stalls fci the proposed project. <br /> 16. A pedestrian circulation system for the site must be approved by the Planning Director and <br /> Traffic Engineer prior to the issuance of any building permits. Wall<ways must allow <br /> pedestrians and wheelchairs to gain easy access from sidewalks and bus stops to building <br /> entrances through the use of paths which are ph�isically sep2 ;ted from vehicle traffic and <br /> maneuvering areas. (See the City's Design and Construction Standards and Specifications <br /> Manual and Section 39.165 of the Zoning code.) <br /> 17. Placement and screening of refuse disposal areas must be provi�led per Section 39.080 of <br /> the Zoning Code as foliows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple <br /> family, commercial, industrial, and institutional developments and shall not be located in a <br /> required front yard setbacl< area, or street side setback area for corner lots. Where an <br /> ailey abuts a lot, the garbage receptacles, dumpster, or recycle bin shall be located <br /> adjacent to the alley. <br /> s <br />
