The requested variance is to allow for <br /> an approximate 130 square foot addition to he constructed between <br /> the existinq residence and detached garage. Ths existing structures <br /> are located on the alley line providing no side yard setback and the <br /> garage is approximately 2 feet from the rear property line. The <br /> existing lot coverage by buildings is approxin�ately 46$. It has a <br /> lot size of 53 feet by 40 feet and a total lot area of 2,120 <br /> square feet. The existing residence and garage were built in <br /> 1910 and 1925 respectively according to the Snohomish County <br /> Assessor�s records and are located directly on the side <br /> property line.
