The elevation of the site shall be two feet above the regalatory flood prote:t��m <br /> elevation for a distance of 15 feet beyond any structure in any direction. <br /> DECISION: The Planning Director approves the Shoreline Substantial Development <br /> Permit. The following conditions will assure compliance with the general and specific <br /> regulations of the Ciry of Everett Shoreline Master Program and Zoning C.:ie. <br /> 1. Construction or substantial progress toward construction of a project must be <br /> undertaken within 2 years after final approval of the permit, and completc.d within ' <br /> five years. if the project has not been completed in this time span the permit will <br /> be reviewed by the Planning Department who will do one of following: extend the <br /> permit for one year, or terminate the permit. <br /> 2. A landscape plan acceptable ta the City of Everett Planning Department must be <br /> approved prior ro issuance of building permits. <br /> 3.
