In order for the variance to be granted, the criteria of 6A.5 of <br /> Subdiviaion Ordinance 1119-85, as amended, muet be eatisfied. <br /> 3. There are ezceptional circumstances that warrant the grant of the <br /> variance. Because of the location of the lot adjacent to Interstate 5 <br /> and the irregular configuration of the lot, unique phyaical features <br /> ezist that limit the lot depth of the site. These circumstances warrant <br /> the grant of the variance. <br /> 4. Any redesign of this short subdivisioa will be aubject to further <br /> Planning Department review. Further, any redesign of the ehort <br /> subdivision will necesaitate a reviex of this variance. <br /> 2. Ualess athervriae approved by the Planning Departmeat or Hearing <br /> Eaaminer, the lot depth for lot li2 can not be lesa than 62 feet. The <br /> measurement of the lot depth shall be pursuant to City rsgulations. <br /> 3. The Applicant muat comply with all noise mitigation re,^ommendationa <br /> contained in the Towne, Richards, and Chaudiere, Inc. Noise Studp that <br /> was done and dated on September 27, 1990. <br /> 4. The specific reco�endatione for the future deelling oa lot r12 must be <br /> aet forth and easily ascertained on the final ahort plat map.
