The lot configuration createa a problem in defining and obtaining depth <br /> for the development cf lot 02. However, the lot satiafies all of the <br /> lot area requirementa and lot development standarde. ' <br /> 12. '�'bz variance will not be detrimental to the public Welfare. Both lots <br /> ea¢isfy the minimum lot area, width requirementa, and yard deptha for <br /> R-2 zoned propertiea. <br /> 13. Off-atreet parlctag will be provided for both lots. <br /> 14. The eziating atructure on lot 1i1 conaiats of approaimately 24% of the <br /> lot area. The propoaed dupl.ea on lot U2 will conaume appr��aimately the <br /> same area within the buildir.g envelope. <br /> 15. 3lthough the lot coverage of lot li2 will not eaceed the lot coverage <br /> mazimum of 40X, there ia adequate yard area for. the lot if it is <br /> developed to thia atandard. <br /> 16. Sanitary aewer and �rater servicea are available to lot ll2 from the <br /> public syatem. The connection to theae syatema caa easily be made. <br /> 17. The City hae indicated their greateat concern with regard to development <br /> of lot #2 ia the control of noiae emanating from Interetate 5. From <br /> aoiae tests it t�ae been determiaed that the noise levels on the lot <br /> ezceed 65 dBA. The City has recommended mitigation measures which will <br /> reduce noiae levels to approzimately 45 dBA. Theee mitigatioa measurea <br /> include conatruction of solid fences. <br /> 18. There is adequate arna for the two duplex lota. However, without the <br /> variance, the Applicaat would not be allowed to develop lot 112. This <br /> would be a hardship because all other developmental standards can be <br /> satisfied. <br /> 19. The Everett Planning Department recommended approval of the variance <br /> aubject to coaditions. <br /> 20. No adverae testimony was received at thia hearing. <br />� CONCLUSIONS <br /> 1. The application is for the approval of a variance from the minimum lot <br /> depth atandards of 80 feet for R-2 zoned property. The requested <br /> varlance ia to allow propoaed lot #2 at 3210 - 26th Street, L�verett, <br /> Washington to have a lot depth of 62 feet. <br /> I <br />
