The purpose of our work was to determine <br />whether any wetlands exist on this property, and if so, to deliacate the boundaries of any wetlands. <br />in conducting our site evaluation, we follor.ed the general, routine onsite methodology outlined in <br />the Fedc•al Manual for Identifying and Delineating Jurisdictional wetlands (1989). This procedure <br />involves analysis of vegetation patterns, soils, and hydrology in making a determination of wetland <br />conditions. Because of the nature of this site, we paid particular attention to the procedures for <br />disturbed areas. The scope of our work included a site visit on January 30, 1991, during which we <br />observed site conditions and collected information on these three parameters. The scope of our <br />work also Included a review of previous correspondence related to wetlands on adjacent property. <br />The subject property is toughly rectangular, extending approximately 155 feet Louth from the <br />corner of Mukilteo Boulevard and 27th Avenue West, and 100 feet west from 27th Avenue West. <br />There is one house on the adjacent property to the south (Farrar House), and land to the west is <br />undeveloped. There is a small asphalt parking area in the southeast corner of the subject property. <br />The land surface on the subject property slopes gradually to the north and west, with somewhat <br />steeper slopes in the southwest corner. At the present time, vegetation on the subject property is <br />dominated by a variety of grass species. There are several fruit trees in a small orchard at the <br />northern end, and several raised garden beds south of the orchard. <br />Several wetland areas on the property to the west have been flagged and described in a report by <br />Shapiro and Associates, Inc., to Tom Dever of Sterling Homes. Their wetland flags were still in <br />place at the time of our site visit, and they appear to accurately represent the extent of wetland on <br />the adjacent property.
