Where visible, the foundation walls aze generally in good condition. 'fhere aze a few cracks <br />which is typical for this type of foundation wall. The cracks in the foundation wall appear to <br />be result of setUement. Also, where visible, the floor joists, ,girders, columns, ceiling joists, <br />rafters, and wali framing are in good condition. Based on these condidons as well as a limited <br />inspection of the footings, it appears that this foundation should be able to support one additional <br />fla r. <br />As we discussed, while there was no evidence of stn�ctural movement, at the time of the <br />inspection, this type of wall is vulnerable to inward movement and should be inspected <br />periodically to determine whether or not any cracks aze developing (of particular importance aze <br />those cracks that are primarily hon'za�tal). If cracks begin to develop, some reinforcing or <br />bracing may be necessary. <br />Also, as we discussed, the cracks noted m the foundation walls should be properly sealed. <br />Sealing these cracks will help to prevent moisture penetration/leakage and will help to prevent <br />them from getting larger. One of the better ways to seal these cracks is from the outside. First, <br />ci:ip a V-groove in the concrete along the length of the crack (all the way to the footing, if <br />necessary). The root of this V-groove should then be filled with a hig;� quality caulking (epoxy, <br />latex, or polyurethane), mortar applied to fill the groove, and, finally bituminous basement <br />waterproofing applied. <br />I! should be noted that many foundations walls do develop cracks. Further, the degree of <br />cracking in these premises dces not indicaie a major structural defect. There has been some <br />; settlement of this house which is to be expected.
