1 <br />li <br />I <br />May 6, 1974 <br />The regular monthly meeting of the City of Everett Board of <br />Adjustment was held at 7:30 p.m. May 6, 1974 in the City Hall <br />Council Chambers, City Hall, Everett, Washington. <br />Acting Chairman Mr. Cronin presided. Mr. Ingram, Mr. Berg, <br />and Mr. Baird were present. Mr. Graff was absent. <br />The reading of the minutes of the previous hearing was <br />dispensed with. <br />A hearing was held on the application of Gary Loth, <br />10003 Chapel Road, Everett, for a variance from Sec. 15.04.190 <br />E.C.C. (Zoning Code) off-street parking, C-1, General Com- <br />mercial Zone, for permission to provide eighteen (18) parsing <br />stalls instead of the required twenty (20) parking spaces. <br />Lots 9 & 10, Block 643, Mitchell Land & Improvement Co's. <br />First Addition to Everett. 3504 Everett Avenue - Everett <br />(formerly Last Chance Tavern). <br />There were no comments from the audience. <br />It was moved by Mr. Ingram, seconded by Mr.. Berg and unani- <br />mously carried to grant the applicants request for the <br />following reasons: <br />1. There are no exceptional circumstances that apply <br />that do not apply to other properties in the same vicinity. <br />2. The granting of the variance is necessary for the enjoy- <br />ment of property rights that are enjoyed by others because <br />off street parking has been relaxed for other businesses in <br />the area. <br />3. Granting the variance will not be Ietri.mental to, and <br />in fact will enhance the surrounding aiaa by eliminating a <br />blighted structure. <br />4. Granting the variance will not adversely affect the <br />comprehensive land use plan, since the request involves only <br />a minimal reduction in parking where alternative parking is <br />abund mt. <br />A hearing was held on the application of Bill O'Brien, <br />5037-33rd Avenue West, Everett, for a variance from <br />Section 15.04.050 E.C.C. (Zoning Code) General Provisions - <br />Land Use, to permit frontage of two lots on a private road <br />30 feet in width and not abutting a publically dedicated <br />street. Said private road w'll have access from 33rd Avenue <br />West. <br />Lots 1, 2, 3, & 4 Block 3, Shore Acres Addition. The zoning <br />is R-S, Suburban Residential and the address is approximately <br />5027-33rd Avenue West, Everett. <br />
