I <br />I� <br />�• Mr. O'Brien added the following remarks to his request: <br />1. This will be a better division and utilization of the <br />property. <br />2.' 33rd Avenue West will be a private road from the <br />Southwesterly property line of his property to 52nd Place S.W. <br />3. Water and sewer lines are existing and are on a <br />recorded easement. <br />i <br />i 4. All maintenance of yards, landscaping, and roads are <br />1 to be maintained by the estate. There will be a Homeworkers <br />Association. <br />Mr. Bill Monlux, a neighbor, added the following to Mr. <br />O'Brien's remarks: <br />I <br />1. He felt the buildings will be constructed in good taste. <br />2. All utilities will be underground. <br />3. There will be no obstruction of views. <br />There were no further comments from the audience. <br />It was moved by Mr. Berg, seconded by Mr. Baird and <br />unanimously carried to grant the applicants request for the <br />following reasons: <br />1. The granting of the variance is necessary for the <br />applicants' enjoyment of his property rights. <br />2. The granting of the variance will not be detrimental to <br />the surrounding area. <br />3. There are exceptional circumstances that apply to the <br />subject property that do not apply to other properties.Lots B & C <br />cannot be serviced by Alki (Olympic) Drive because of adverse <br />topography. <br />4. The granting of the variance will not be detrimental to <br />the comprehensive land use plan. <br />As a condition to the granting of this variance, the following <br />stipulations were made: <br />1. There should be legal (recorded) easements for the <br />public utilities. (This has been subsequently verified) <br />2.
