Novack Property 99-11-10
5P Place
Everett, Wa.
The allowable bearing pressure may be increased by up to 1/3 to accommodate
transient or seismic loads. For frost protection, the base of exterior footings should
be located a minimum depth of 18 inches below adjacent grades or to adequate
bearing material as described above. Interior footings need only penetrate 12 inches
below the surrounding ground level or to adequate bearing material as described
above. We recommend that all footings have a minimum dimension of 16 inches.
Foundation settlements will be closely related to the quality of the site earthwork
and the degree that the native soils are disturbed. We estimate that total settlement
of the foundation elements placed on properly prepared native soils should not
exceed 3/4 of an inch, with differential settlements of approximately 1/2 of that
total. It should be noted that actual settlements could increase if care is not
exercised during foundation construction.
4.7 Earth Pressures Behind Walls
All backfill placed behind walls or around foundations should be placed as per our
recommendations in the sections on Structural Fill, Drainage Considerations,
Foundation Placement and Design Recommendations and as described in this
section of the report. The following recommended earth pressures are presented as
equivalent fluid pressures and are based on the assumption of a uniform, level,
granular backfill without buildup of hydrostatic pressure behind the walls. To
minimize earth pressures and prevent the buildup of hydrostatic pressures, wall
17 GES, Inc.
