The generation of nuisance irritants such as noise, smoke, dust, odor, g►are, <br />visual blight, or other undesirable environmental impacts. <br />i. Consistency with the goals and policies of the Everett General Plan and th�: <br />purpose of the zone in which it located. <br />j, Consistency with the environmental policies as stiputated in the City's SEPA <br />Ordinance. <br />k. Compliance with other provisions of this Ordinance and other City, State, and <br />Federal regulations <br />6. The 186 square foot expansion to the existing building will allow mechanical <br />equipment and storage. it will not impact lot size, parking, landscaping, pedestrian <br />circulation, public safet�, utilities, public services, or adequacy of streets. <br />7. The proposed expansior, will provide an adjunct to service the g�neral area. No <br />new signs are prop�eci for the project. The existing vegetation and topography <br />remain as is. <br />g. The distance to adjacent residential land uses and overall general impact are not ars <br />issu� with the proposel. <br />g. The landscaping, buffering, and screening of parking, building, and storage areas <br />are not issues. The Applicant proposes a new 47 foot long and four foot high <br />rockery wall along a portion of the south property line. This, in addition to a new <br />cedar fence, will adequately screen the site irom other areas. <br />
