Garbage receptacles, dumpsters, and recycle bins shall be provided in all <br /> multiple family, commercial, industrial, and institutional developments and shall <br /> not be located in a required front yard setback area, or street side setback area <br /> for corner lots. Where an alley abuts a lot, the garbage receptacles, dumpster, <br /> ur rer,ycle bin shall be located adjacent to the alley. <br /> b. All garbage dumpsters and recycle bins must be screened from view from the <br /> street and from adjacent properties. This screening may be done using dense <br /> vegetation or by placing the dumpster or recycle bin in a structural enclosure. <br /> c. For specifics on design of refuse and recycling facilities, contact Rubatino <br /> Refuse Removal, Inc. at 259-0044 for areas gene�ally north of 112th Street. <br /> For areas east of I-5 from Valley View south, contact Waste Management <br /> Northwest, Inc. at 337-1197. ' <br /> 24. Ar.y rockeries or retaining �valls proposed in required setback areas must be in <br /> conformance with Section 39.150 of the Zoning Code. <br /> 25. Rooftop mechanical equipment, including vents, must be screened per Section <br /> 39.04U of the Zoning Code. <br /> 26. Building setbacks must comply with the underlying standards in the B-2 zone. <br /> 27. Landscaping must be provided per Section 35 ofthe Zoning Code. At a minimum <br /> this must include the following: <br /> a. A landscape strip a minimum of 10 feet wide must be provided in the front yard <br /> setback area along the 19°i Avenue SE street frontage, except for the driveway. <br /> This area shall be pianted with Type III landscaping. Note: 19�h Avenue SE is a <br /> Gateway Corridor and must comply with landscaping standards as previously <br /> referenced. <br /> b. A landscape strip a minimum of 10 feet wide must be provided along the east <br /> property line where the property abuts an R-1 zone. This area shall be planted <br /> with Type I landscaping. <br /> c. A landscape strip a minimum of five (5) feet wide must be provided along the <br /> north and south property lines These areas shall be planted with Type III <br /> landscaping. <br /> , <br /> d. A minimum of 1,865 square feet of landscaping shall be provided in the interior <br /> I of the parking lot for the 73 parking stalls. Landscape areas must be planted <br /> and located per Section 35.080E of the Zoning Code. <br /> � <br />
