� � <br /> INFORiNATION FOR DEVELOPER <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but are <br /> associated with other laH�s or requirements. All requirements are preliminary in nature, and are based upon <br /> the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br /> must comply with all ordinances in effect at the time a corrplete building permit application is f'rled, <br /> including those not speci£cally set forth hereln. (Exception: For vestiny under the Zoning Code, <br /> please refer to Section 44 of the Zoning Code). Contact the Planning Department for informatio� ree+arding <br /> appeals processes for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with Ciry Design <br /> and Construction Standards shall be submitted to the Public Worl;s Department, showing site <br /> parking layout, landscaping, utilit;�s, storm drainage, temporary cc�struction erosion conl•-ol, and all <br /> required improvements in the publi�.right-of-way. Public Works Depa:irnent approval of these <br /> drawings is required prior to any peimits being issued. All improvemerts shall be comp{eted, <br /> approved and warranted before the Occupancy Permit is issued. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standards for <br /> Development. <br /> 3. A minimum of 29 parking stalls is required for the proposed 5,856 square foot building. Farking for <br /> Phase II will be provided at time of building permit application for the structure proposed in said <br /> Phase, and will be parked at the appropriate ratio to t!;.: ise as provided for in Section 34, Ta�'. <br /> #34-1. <br /> 4. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br /> 5. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998- <br /> 94 and subsequent revision are a�+plicable. These charges are based on projected water usage and <br /> can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine <br /> estimated charges prior to building permit application. The actual charges shal! be computed by the <br /> Public Works Department per the ordinance in effect at the time and accordiny to the information on <br /> the approved plans at the lime of building permit issuance. <br /> 6. The driveway on 19"'Avenue SE on the north side of the property must be removed and replaced <br /> with curb, gutter and sidewalk per City Standards. <br /> 7. Lack of comment on the plans submitted with the application does not constitute approval of these <br /> plans. <br /> 8. City streets are to be kept clear of dirt and debris at all times during construction. Dust suppression <br /> and street cleaning must occur as directea by the Public�'rorks Ir,sGector. <br /> 9. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per City <br /> Desi�n and Construction Standards and Specifications for Development. <br /> 10. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br /> 11.Walkways must be provided from 19`h Avenue SE to ihe building entrance. <br /> 3�� <br />
