A minimum of one tree shall be prov�ded for every eight parking stalls in a parking lot. Phase <br /> I will generate the need for a minimum of five trees to be nlanted within the 39 stall parking <br /> area. The trees shall be planted in accordance with Sections 31 and 32 of Ordinance No. <br /> 2657-02. A separate landscape plan will be required at time of Phase II permit submittal. <br /> e. Prior to issuance of any permits, landscaping plans must be reviewed and appr� ved by the <br /> Planning Department per Section 35.100 of the Zoning Code. Thelandscaping pian must <br /> show localion and dimensions of required vegetated swales, wetponds, detention ponds, <br /> rockeries and retaining walls, and grading at 2 foot inlervals. Irrigation systems musl be <br /> provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2 year <br /> maintenance assurance device must be provided for the landsraping per Section 35.130B of <br /> the Zoning Code. <br /> 35. If Phase I construction and occupancy is completed prior to building permit application for Phase II, <br /> then a fence will need to be provided belw�en the developed and undeveloped area, as shown on <br /> the approved plan on file �^�ith the Planning Department. <br /> 36.This land use permit shall terminate if a comFlete building permit appiication has not been applied <br /> for within 18 months (or, with an extension, 24 months), except wh2re a time limit on the land use <br /> permit is othervvise established u�der federai or state law, c!ty ordinance, or an executed <br /> development agreement. If a complet� bc�ilding permit is not applied for both Phase I andPhase II <br /> within the timeframe describec7 above, the�� one of the following altemalives will be applied to the <br /> portion of the project, which has nc,t been vested. <br /> • If the proposal is submitted wilh no change from the original SEPA review then a Review <br /> Process II review will be completed, after which a Notice of Adoption wiil be issued. <br /> • If the proposal is submitted and a minor change is proposed from the original SEPA <br /> review, then a SEPA addendum will be issued. <br /> • If the proposal is submilted and a major change is proposed from the original SEPA <br /> review, then a new SEPA application will need to be made and reviewed upon ii�own <br /> merit. The determination as to whether a change is minor or major in nature will be made <br /> after a review has been completed by City officials and other agencies with jurisdiction. <br /> 37. The following arterials and highways are designated as "gateways corridors"for which particular <br /> attention will be given to the design and maintenance of public improvements and the application of <br /> standards to development of abutting properties: <br /> Broadway north of 415' Street, West Marine View Drive, Paci�c Avenue, Hewitt Avenue, <br /> Everett Avenue, Rucker Avenue between 19"' Street and 43'd Street, Co1by Avenue, Mukilteo <br /> G/� <br />
