In addition , access <br /> is available to the site off of 16th Avenue S.E. , 100th <br /> Place, 100th Street, 1Q2nd Street, 104th Street, 106th <br /> Stceet, and 108th Street. Development of these avenues <br /> and streets will be limited in order to be in compliance <br /> with the 19th Avenue S.E. Comprehensive Plan Amendment. <br /> 8 . Right-of-way must be dedicated upon the rezone in order <br /> for the Applicant to be in compliance wikh the 19th <br /> Avenue S.E. Comprehensive Plan Amendment. In order foc <br /> the development of the property to be in compliance witt, <br /> the City Ordinances and the 19th Avenue S. E. <br /> Comprehensive Plan Amendment, streets will be required <br /> to be improved and utilities will be extended. <br /> 9 . The site is relatively flat with few, if any, <br /> developmental limitations. However , storm drainage must <br /> be addcessed befoce development in order for the site to <br /> be in compliance with the 19th Avenue S.E. Compret�ensive <br /> Plan Amendment. <br /> 10 . Drainage run off from r_he aubject pruperty must be <br /> routed to the street dcainage system. In addition, all <br /> other cecommendations , as set forth in the South Everett <br /> Drainage Basin Plans , wil,l be imposed to ptotect the <br /> subject property and othec adjoining properties from any <br /> damages resulting fcom storm drainage . Further , all <br /> projects will be reviewed for compliance per the City of <br /> Everett Drainage Ordinance. <br /> 11. The 19th Avenue S.E. Comprehensive Plan Amendment <br /> discourages further single family residential <br /> development. This development is discouraged because of <br /> the high noise level and multiple family developments <br /> within the area. As the result, non-noise sensitive <br /> uses within the planned area are encouraged.
