In response <br /> to your speciPie questions, the following is provided: <br /> 1) The City Will permit the use of the existing driveway access to lot 7 <br /> from 19th Ave. SE. <br /> 2) The area proposed for R.V. Storage is currently zoned R-1. A rezone to <br /> C-2 rrith contract xould be in compliance aith the 19th Ave. SE Area <br /> Comprehenslve Plan, and would be supported by staff. Previous rezones <br /> to C-2 with contract have permitted outdoor storage uhen an 8-foot high � <br /> screen fence and landscapir.g is provided, and when the screening ! <br /> results in pedestrians from any publie right-of-uay or ad�acent � <br /> property being unable to view the interior of the storaqe area. <br /> Because of the height of R.'V.�s, staff doubts lf substantial screening <br /> can be provided for outdoor storage of R.V.'s. A detailed landseaping <br /> plan Would be required as part of any site plan review process. <br /> 3) The proponent xill be required to develop the 16th Ave. SE rip,ht-of-way { <br /> to a ready to use City street built to City of Everett standards at the <br /> same time the proposed storage buildings are constructed. <br /> 4) That portion of the 16th Ave. SE right-ot-Nay that runs across the <br /> pro�ect may be fenced off and used for outdoor storage. However, this <br /> right-of-Way must be fully developed as mentioned in item 3 above. It <br /> must be ready and available for use when the adjacent property to the <br /> north develops. In addition� the required landseape scrc•ening must be <br /> provided along the property's frontage on loth Avenue S,E. at the time <br /> the out3oor storage goes in so that it aill have substantial height <br /> when ad,jacent pr�operties develop. <br />
