Fletcher
July 5, 1985 ',J ,
Page 2 '

's
The City also has the folloxing general comments regarding the site plan.
1. Even though the zoning would allox these uses, the City faels that more
labor intensive uses should locate in this area. Since the uses you
propose xould employ approximately six people, it does not meet the
Citys goa! of providing substantial employment opportunities in the
19th Avenue .E. area.
2. The parking lot layout for the retaiZ por'cion of the site is per City
standards.
3• The City will permit the driveway on 102nd St.
4. Substantial evergreen landscaping uill be required along the property
boundary adacent to I-5. An inventory of all existing evergreen trees
over 6 inehes in diameter xill also be required. A previous SEPA
reviex of a fill south of t00th St. required that all trees xithin 25
feet of the West property line be maintained.
5. All development must be in compliance with the requiraments of the
concomitant rezone. A detailed review of the proposal xill be
complsted rrhen an application is received.
If you have any questions, contact Mary Cunningham at 259-8731.
Sincerely,
  r p-6
--'.----
ennis L.
