(482 + 726 + 214) of o.rsite wetland buffer is proposed for buffer averaging through <br /> buffer reduction/addition. The resultiny buffer width reduction shall not be less than the <br /> minimum allowed width of 25 feet. Finally, temporary buffer impacts are proposed along <br /> the outer portions of the proposed buffer area. These temporary impacts are necessary <br /> for creating a discharge area for the water quality swale, and for creating appropriate side <br /> slopes along the proposed retaining wall. A total of 1,718 square feet of buffer shall be <br /> temporarily impacted and restored. <br /> II. BuFfer Enhancement Plantinq Plan <br /> As mitigation for reducing the standard BSBL from ten (10) feet to five (5) feet, the <br /> applicant shall enhance the outer edge of the buffer, adjacent to the reduced BSBL area. <br /> A total of 1,160 square feet of buffer shall be planted to native trees and shrubs. Prior <br /> to planting, all Himalayan blackberry, Scot's broom, and any other non-nativejinvasive <br /> species shall be removed by the roots within the buffer enhancement area. Plants shall be <br /> arranged in a rough pattern to ensure that the entire area to e planted is covered with the <br /> appropriate numbers, sizes and distribution of plants to achieve the desired vegetation <br /> coverage. The actual placement of the individual plants shall attempt to mimic <br /> natural/asymmetric vegetation patterns found on similar undisturbed sites in the area. <br /> The following species shall be planted: <br /> Buffer Enhancement Planting Plan (1,160 square feet) <br /> Common Name Latin Name Size Spacing Ouantitv <br /> 1. Western Hazelnut Corylus cornuta 1 gal. 5' 6 <br /> Wood chips shall be used for mulching in the planted areas. Mulch shall be placed in a <br /> two-foot diameter ring �round the base of each planting at a depth of two inches. A six- <br /> inch ring at the base of each planting is to be left mulch free. <br /> 2.1 The applicant must comply with the Wetland Delineation Report a�d Buffer <br /> Restoration Contingency Plan by Wetland Resources, Inc., dated March 7, 2000, and the <br /> Wetland Mitigation Plan (Silver Lake Medical Center) dated June 21, 2004, fo� proposed <br /> buffer averaging enhancement and restoration.
