ADDENDUM <br /> FINAL MITIGATED DETERMINATION OF NON-SIG�lIFIC <br /> SEPA#00-032 <br /> BINDING SITE PLAN #00-005 <br /> August 9, 2004 <br /> Description of Original Proposal: Construction of six (6) two-story office buildings <br /> with acoustical on-site parking, utilities and landscaping. A mix of inedical and office use <br /> is proposed. A category II wetland is located north of the subject property and the City <br /> requires a fifty (50) foot buffer from the dPlineated wet land edge. (See Wetland <br /> Delineation Report, dated March 7, 2000). The Applicani has also submitted an <br /> application for a binding site plan. <br /> Description of New Proposal: Construction of two (2) one-story office buildings <br /> (22,895 S.F.) with associated on-site parking and landscaping. To <br /> accommodate the layout of the development, it will be necessary to reduce <br /> portions of the fifty (50) foot wetland buffer. A total of 1,422 square feet <br /> (482 + 726 + 214) of on-site wetland buffer is proposed fo�• buffer averaging <br /> through buffer reduction/addition. The resulting buffer width reduction shall <br /> not be less than the minimum allowed width of 25 feet. <br /> Addendum to SEPA #00-032 and Binding Site Plan #00-005: The City of <br /> Everett is issuing a� Addendum to SEPA #00-032 and Binding Site Pian <br /> #00-005 for the proposed M7R Development Silver Lake Medial Office <br /> Buildings. The new proposal does not substantially change the analysis of <br /> significant impacts in the existing Environmental Checklist. The applicant must <br /> comply with all conditions listed on the Mitigated Determination of Non- <br /> Signi�cance dated ]uly 18, 2000. <br /> Mitigation of Adverse Impacts bv SEPA <br /> The traffic mitigation fee of $77,400 must be paid prior to final Building Site Plan approval <br /> or the first building permit, whichever comes first. (SEPA Transportation Policies) <br /> Wetlands <br /> I. Proposed Buffer Averaainq <br /> This off-site wetland is classified as a Category III �vetland which requi�es standard (50) <br /> foot protective buffers.
