.' � ' <br /> • Such maintenance shall include without limitinq the <br /> generality of the foregoing, the following: <br /> a) Maintaininq the surfaces in a smooth, and <br /> evenly covered condition with the type of surfacing <br /> material originally installed or such substitute as <br /> shall in all respects be equal in quality, use, and <br /> durability; <br /> b) Removing all papers, debris, filth, •snow and <br /> ice, and refuse and thoroughly sweepinq the area to the <br /> extent reasonably necessary to keep the area in a clean <br /> and orderly condition; <br /> c) Placing, keepinq in repair, and replacinq <br /> where necessary appropriate directional siqns, markers, <br /> and lines; <br /> d) Operatinq, keepinq in repair, and replacinq <br /> where necessary, such artificial lightinq facilities as <br /> shall be reasonably required; <br /> e) Maintaininq all perimeter walls in a good <br /> condition and state of repair; <br /> f) Maintaininq all landscaped areas and making <br /> such replacement of shrubs and other landscaping as is <br /> necessary; <br /> q) Maintaining and repairing any and all <br /> perimeter walls, common stored drains, utility lines, <br /> sewers, and other services which are necessary for the <br /> operation of the buildinq and improvement within the <br /> total lot, and; <br /> h) Mai:itaining, if required, an off-site <br /> facilities for surface drainage. <br /> All portions of the Common Area shall be maintained as ,I <br /> outlined above at tlie expense of the respective Owners , <br /> thereof. Subject to the mutual agreement of the Owners, a <br /> third party may be appointed as an aqent of said parties to <br /> maintaininq the Common Area in a manner as above outline. . <br /> Said third party may receive for such aqency a fee that is <br /> mutually acceptable to all parties to cover supervision, <br /> manaqement, accounting, and similar fees, which sums are to <br /> be included in the qeneral maintenance expense paid by the <br /> respective Owners of the Common Area on a one-half (1/2) <br /> share of the total cost. <br /> 7 . Duration. These easements shall be perpetual in <br /> duration. <br /> 8. Successors and Assigns. All the terms and <br /> conditions of this Declaration shall run with the land and <br /> shall inure to the benefit of, and be binding upon, the <br /> successors and assiqns, or personal representatives and <br />
