°, <br /> 2. Use of i'lccess Ways. With respect to the access ' <br /> ways on its own Lct, an Owner will be free to construct, <br /> maintain, improve, repair and reconstruct utility lines <br /> over, under or across such access ways where sLc:h uses do <br /> not unreasonably interfere with ingress and eqress. Owners <br /> and Tenants on each Lot shall have the riqht to cross the <br /> access ways on each Lot when circulating between businesses <br /> or going to and from the Lots. <br /> 3. Parking. Each Owner and Tenant of each lot sriall <br /> have the exclusive riqht to use the vehicular parkinq spaces <br /> on their indiviclual lot. Each Owner and Tenant shall not be <br /> allowed to use the parkinq on other lots, except as <br /> authorized by that lot Owner under separate agreement. <br /> No lot owner shall Le allowed to par:c boats, <br /> trailers, motorhomes or junk cars, etc., on any lot. <br /> 4 , Utilitiea. <br /> A. General: Each Owner of a Lot shall have <br /> nonexclusive easements under, through and across the Common <br /> Area for water, gas, electricity, sewer, storm sewer and <br /> other public utilities. In the event it is necessary for <br /> the Owners to cause the installation of a storm drain, <br /> utility line, sewer or other such line or conduit across the <br /> common area subsequent to the initial pavinq and improvinq <br /> thereof, the Owner shall cooperate in executinq any <br /> additio:►al easement of easements so lonq as such easement or <br /> easeuients do not unreasonable interfere with the normal <br /> opnration of any businesses located on the said Lots. <br />�� B. Storm Drainage: The storm drainaqe treatment <br /> system on this property has been designed and installed to <br /> benefit both Lots. The maintenance of the storm system <br /> shall be shared equally by both parties. <br /> 5. Location of Easements. The location and <br /> relocation of all utility and other easements pursuant to <br /> this Declaration shall be subject to the approval of a party <br /> over, under or across whose Lot the easement is said to be <br /> located. The Owner shall cooperate in executinq any <br /> easement or other agreement in recordable form which m.ay <br /> reasonably be required to ider.tify the location and terms of <br /> any such easement. <br /> 6. Maintenance. At all Owners' expense, all Common <br /> Areas within the boundaries of their respective Lots will be <br /> maintained in good repair, kept clean, and kept clear of <br /> snow and ice and adequately liqhted when open for business. <br />
