Hiqh-P�led Storaqe - Buildings containing high-piled combustible storage shall be in accorda�ce with � <br /> Article 81 of the 1997 Uniform Fire Code and Articles 81-1 and R1-2 of the 1997 Uniform Fire Code k <br /> Standards. A Fire Department permit is required for high-piled storage. <br /> 32. All fire alarm cor�trol panels (FACP) and sprinkler valves shall be in heated rooms or closets with <br /> standard man door access. Locations shall be approved by the Fire Marshal's O(fice. <br /> 33. Trash Coliection - Dumpsters over 1.5 cubic yards capacity shall be located a minimum of 5 feet <br /> from the building [UFC 1103.2.2, 1997 Edition�. <br /> 34. A pedestrian circulation system for the site must be approved by the Planning Director and Traffic <br /> Engineer prior to the issuance of any building permits. Walkways must allow pedestrians and <br /> wheelchairs to gain easy access from sidewalks and bus stops to buildin� entrances through the use <br /> of paths which are physically separated from vehicle traffic and maneuvering areas. (See the city's <br /> Design cnd Construction Standards and SpeciFications Manual and Section 39.165 ef the Zoning <br /> Code.) i <br /> 35. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the <br /> I <br /> Zoning Code as foliows: <br /> a. Garbage receptacles, dumpsiers, and recycle bins shall be provided in all multiple family, <br /> commercial, industrial, and institutional developments and shall not be located in a required <br /> front yard setback area, or street side setback area for corner lots. Where an alley abuts a <br /> lot, the garbage receptacles, dumpster, or recycle bin shall be located adjacent to the alley. <br /> b. All garbage dumpsters and recycle bins must be screened from view from the street and <br /> from adjacent properiies. This screening may be done using dense vegetation or by placing <br /> the dumpster or recycle bin iii a structural enclosure. <br /> c. For specifics on design of refuse and recycling facilities, contact Rubatino Refuse Removal, <br /> Inc. at 259-0044 for areas generally norih of 112th Street. For areas east of I-5 from Valley <br /> View south, contact Wasle Management Northwest, Inc. at 337-1197. <br /> 36. Any rockeries or retaining walls proposed in required setback areas must be in conformance with <br /> Section 39.150 of the Zoning Code. <br /> 3?. Rooftop mechanical equipment, inciuding vents, must be screened per Section 39.040 of the Zoning <br /> Code. <br /> 38. Building setbacks must be a minimum of 0 feet front yard, 0 feet side yards and 10-foot rear yard. <br /> Building height shall be a maximum of 35 feet. Constructed buildings shall be setback at least ten <br /> feet from ihe edge of a wetland/stream buffer. <br /> 39. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must include <br /> the following: <br /> a. A landscape strip a minimum of ten feet wide must be provided in the front yard setback area <br /> along the 19"' Avenue SE frontage, except for the driveway.
