INFORMATION FOR DEVELOPER: I <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but are I <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br /> the preliminary site plan and the ordinances in effect at time of submiltal for SEPA review. The proposal <br /> must comply with all ordinances in effect at the time a complete building permit application is filed, <br /> including those not specifically set forth herein. {Exception: For vesting under the Zoning Code, I <br /> please refer to Section 44 of the Zoning Code). Contact the Planning Department for information regarding � <br /> appeals processes for the requirements listed in this document. <br /> 1. A Public Works Permit is requirec� for this project. Detailed drawings in accordance with City Design <br /> and Construction Standards shall be submitted to the Public Works Department, showing site <br /> parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all <br /> required improvements in the public right-of-way. Public Works Department approval of these <br /> drawings is required prior to any permits beinn issued. All improvements shall be completed, <br /> approved and warranted before the Occupancy Permit is issued. ' <br /> 2. A traffic mitigation fee of$60,300.00 is required prior to issuance of the first building permit. <br /> 3. Parking rr r be per City Zening Code and City design and Construction Standards for <br /> Developn �.. <br /> 4. For the 4,000 square foot bank and 8,400 square foot mixed use office building a total of 38 parking <br /> stails are required on site (1/400 for financial institutions, and 1/300 for mixed use office space). The <br /> proposed parking on the west side of the site will not count towards the on site parking requirement <br /> until such time as there is a pedestrian connection to the rest of the site. <br /> 5. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 6. This project must comply with the current City of Everett Buildin� Code and Sprinkler Ordinance. <br /> 7. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998- <br /> 94 and subsequent revision are applicable. These charges are based on projected water usage and <br /> can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine <br /> estimated charges prior to building permit application. The actual charges shall be computed by the <br /> Public Works Department per the ordinance in effect at the time and according to the informatior. on <br /> the approved plans at the time of building permit issuance. <br /> 8. Lack of comment on the plans submitted with the appli��ation does not constitute approval of these <br /> plans. ' <br /> 9. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 10. City streets are to be kept clear of dirt and debris at all times during construction. Dust suppression II <br /> and street cleaning must occur as directed by the Public Works Inspector. <br /> 11. A one-year warranty is required on ihe public improvement for an amount not less than 10% of the ' <br /> cost of consiruction z,id shall run for one year (rom the date of final approval/issuance of the first I <br /> Occupancy Permit. ' <br /> 12. As-builts of storm sewer, sanitary sewer, and water systems wil� be required to be submitted per City <br /> Design and Construction Standards and Specifications for Development. <br /> �`` <br />
