These are not SEPA conditions but are I <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based upon ', <br /> the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. 7he proposal I <br /> must comply with all ordinances in effect at the time a complete building permit application is filed, I <br /> including those not specifically set forth herein. (Exception: For vesting under the Zoning Code, I <br /> please refer to Section 44 of the Zoning Code). Contact the Planning Department for information regarding I <br /> appeals processes for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in acccrdance with City Design <br /> and Construction Standards shall be submitted to the Public Works Department, showing site <br /> parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all <br /> required improvements in the public right-of-way. Public Works Department approval of these <br /> drawings is required prior to any permits being issued. All improvements shall be completed, <br /> approved and warranted before the Occupancy Permit is issued. <br /> �2. A traffic mitigation fee of$6J,300.00 is required prior to issuance of the 5rst building permit. <br /> 3. Parking must be per City Zoning Code and City design and Construction Standards for <br /> Development. <br /> �� ,��;�I� 4� stallshare �equ�edaon s�te (1/400 for fii4anOc a�l�institu�ons I nd 1/300 for mixed u etoffice space)rkThe <br /> 32� ��X�;,1 proposed parking on the west side of the site will not count towards the on site parking requirement <br /> until such time as there is a pedestrian connection to the rest of the site. <br /> _ � '� <br /> 5. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 6. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br /> 7. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998- <br /> 94 and subsequent revision are applicable. These charges are based on projected water usage and <br /> can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine <br /> estimated charges prior to building permit applicatioi:. The actual charges shall be computed by the <br /> Public Works Department per the ordinance in effect Qi che time and according to the information on <br /> the approved plans at the time of building permit issuance. <br /> 8. Lack of comment on the plans submitted with the application does not constitute approval of these <br /> plans. <br /> 9. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 10. City straets are to be kept clear of dirt and debris at all times during construction. Dust suppression <br /> and street cleaning must occur as directed by the Public Works Inspector. <br /> 11. A one-year warranty is required on the pubiic improvement for an amount not less than 10% of the <br /> cost of construction and shall run for one year from the date of final approval/issuance of the first <br /> Occupancy Permit. <br /> 12. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per City <br /> Design and Construction Standards and Specifications for Development. <br /> a <br />
