Irrigation systems must be <br /> provided in all landscaped areas per Section 35.130 of the Zoring Code. A 2 year <br /> maintenance assurance device must be provided for the landscaping per Section 35.1308 of <br /> the Zoning Code. ���� �,�.�„��iu-c� � � T;l� <br /> `4D:A Category III stream is located on the western portion of the site (Wetland Resources Inc., Stream <br /> Determination Report dated March 29, 2004 &P.ugust 11, 2004)� Category III streams require a <br /> minimum of a 25-foot protective buffer of native vegetation. A buffer averaging plan has been <br /> approved on site. Portions of the buffer will be reduced on the east side of the ESA feature, and will <br /> be compensated for on the east & west side of the ESA. Enhancement will occur as directed in the <br /> wetland study provided by Wetland Resources Inc. dated August 11, 2004 and as shown on the site <br /> plan on file with the City. , �,��_ a��-� <br /> � �A Cl•NU21r�-�-l� <br /> 41. Monitoring and maintenance of the buffer enhancement are/shall be as outlined in the report <br /> prepared by Wetland Resources dated August 11, 2004.—A maintenance assurance device is <br /> required to ensure that the restoration and rehabilitation is performed in accordance with the <br /> mitigation plan and possible failures within five years of implementation. <br /> 42. A wetlands biologist shall be in the field when the bioswale and wetpond are constructed to insure <br /> their location is as shown on the site plan on file with the City as well as to insure minimal impacts <br /> are made to the stream buffer. <br /> 43. All conditions of the Buffer Averaging Plan and Buffer Enhancement plan shall be met on site. <br /> I44. The bioswale and ponds shall be incorporated into the stream buffer, including natural vegetation. <br /> No concrete vaults are permitted. <br /> s <br />
