. • <br /> . � f � <br /> PLANNING DIRECTOR DETERtJIINATION <br /> Review Process I #04-012 <br /> Landscape Modification <br /> INTRODUCTION: The City of Everett Planning Department has received an application from <br /> Rod Keppler, 3719 — 108'h SE, Everett, WA 98208 for a landscape modification for the property <br /> located at 10524 & 10528 19'h A��nue SE. Subsections 35.070.A. and 38.070.0 of the City of <br /> Everett Zoning Code give the Planning Director, using Review Process I, the authority to modify <br /> the required landscaping if the applicant proposes an alternative method of landscaping that <br /> would achieve the intent and purpose of the landscaping required in this Ordinance. <br /> FINDINGS: The subject property is located in the B-2 zone. The proposal includes the <br /> construction of a 4,000 square foot bank building and an 8,400 square foot mixed-uae office <br /> building. The site is approximately 80,240 square feet in area and contains a Category III <br /> stream on the western portion of the site. The existing site currently has an access easement <br /> along the northern property line which was executed in 1998 between the subject site and the <br /> Educational Community Credit Union to the north. <br /> The proposed development would typically require a five foot landscape strip along the northern <br /> property line, however the location of the access easement to the east of the wetland along the <br /> northern property line prevents the applicant from installing said landscaping. <br /> DECISION: The City of Everett Planning Director hereby approves the request to allow a <br /> modification of landscape requirements. Perimeter landscaping is not required along the portion <br /> of the north property line where the easement access exists to the parcel to the north. <br /> This is an administrative decision that may be appealed to the City's Land Use Hearing <br /> Examiner. An appeal must be filed with the City within 14 days of the date of this notice.
