'i he Silver Lake Center development would <br /> generate 302 ne�v PM peak-hour trips, based on 200 apartr.�ent units, 51,400 SF of general <br /> � office and 153,400 SF of shopping center and after credit for the existing uses, bet before <br /> reduction for internal crossover. <br /> � As stated previously based on standard ITE methodology the mixed use development should <br /> receive a reduction of 15% due to internal crossover trips 1'or the residences using the <br /> � shopping centar or office services, or office employees using the sUopping center. These trips <br /> would not impact the road system. The 15% intemal crossover reduction would result in 256 <br /> new PM peak-hour trips onto the road system and the development will only be required to <br /> 1 pay mingation fees of$230,400. <br /> I � The mitigation for each use has been calculated based on the percentage of total trips <br /> j generated by each use. This percentage has been multiplied by che development's total new <br /> � trips to determine how many new trips each use will generate. The 200 apartment units will <br /> be responsible for $48,6�0, equivalent to 5246.29 per wiit. The 51,400 square feet of general <br /> I office will be responsible for $29,700, equivalent to $0.60 per square foot. The 1�3,400 <br /> square fee[of shopping center will be r:sponsible for$152,100, equivalent to $0.98 per square <br /> foot. <br /> I <br /> CONCLUSION <br /> �. The increase in development size for the Silver Lake Center will result in 2,836 new daily <br /> trips and 302 new PM peak-hour trips. Th?s is an increase of 742 daily trips and 81 PM peak- <br /> I hour trips over the previous Perteet traffic impact analysis from March 3, 2004. The <br /> � intersections analyzed by GTC indicated that with WSDOT's latest improvements at the study <br /> I intersections wi!1 operate at acceptable levels of service with this increase in development <br /> trips. <br /> � GTC recommends that the developtnent provide at least 125 feet of throat length on the <br /> westbound approach (east leg) at the 112`h Street SE intersection, the approach on the <br /> development's site. The rotal mitigation fees for the development will be $230,430.
