INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA <br /> conditions but are associated with other laws or requirements. All requirements are <br /> preliminary in nature, and are based upon the preliminary site plan and the ordinances in <br /> effect at time of submittal for SEPA review. The proposal must comply with all <br /> ordinances in effect at the time a complete building permit application is filed, <br /> including those not specifically set forth herein. <br /> 1. A Public Works Permit is required for this pr�ject. Detailed drawings in accordance <br /> with City Design and Construction Standards shall be submitted to the Public Works <br /> Department, showing site parking layout, landscaping, utilities, storm drainage, <br /> temporary construction erosion control, and all required improvements in the publir. <br /> right-of-way. Public Works Department approval of these drawings �5 required prior to <br /> any permits being issued. <br /> 2. The site development for this project must be coordinated with the Washingt..n State <br /> Department of Transportation with regards to their street improvement project. <br /> 3. Parking must be per City Zoning Code and City Design and Constn�ction Standards for <br /> Development. <br /> 4. Any gradinglfill on this site shall be done so as to not impact the surrounding <br /> properties. <br /> 5. The water main connections shall be from the 19°i Avenue SE side of the project. <br /> 6. This project must comply with the current City of Everett Building Code. A building <br /> permit is required for this construction. <br /> 7. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> construction. Dust suppression and street cleaning must occur as directed by the <br /> Public Works Inspector. <br /> 8. All exposed ground must be reseeded within 30 days of the completion of <br /> construction. If reseeding is not practical due to weather or season problems, the <br /> ground must be covered with mulch as directed by the City Engineer. <br /> 9. Placement and screening of refuse disposal areas must be provided per Section <br /> 39.080 of the Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple <br /> family, commercial, industrial, and institutional developments and shall nr�t be located <br /> in a required front yard setback area, or street side setback area for corner lots. <br /> Where an alley abuts a lot, the garbage receptacles, dumpster, or recycle bin shall be <br /> located adjacent to the alley. <br /> 3��J <br /> / <br />
