Parking. Hay Ridge shall provide 270 off-street <br />parking stalls within the Project. <br />3. Existing Vegetation Retention. Prior to the issuance <br />of grading permits, all trees to be retained and preserved shall <br />be clearly identified, marked and sufficiently delineated and <br />temporary fencing installed at sufficient distance to prevent <br />accidental destruction and/or root system damage. Bay Ridge <br />agrees to use its best efforts to require subcontractors to <br />retain all trees delineated on the final site plan. to be <br />preserved. During the construction of the Project, if it is not <br />possible to retain a specific tree or trees which had beer, <br />delineated as being retained, then, at the request of SLAC, Bay <br />Ridge shall meet with a SLAC representative on -site provided the <br />representative arrives on -site within one (1) hour of Bay <br />Ridge's contact to prearrange telephone numbers. At the on -site <br />meeting, Bay Ridge shall identify the tree or trees which were <br />to be preserved and which are determined to require removal. <br />Each such tree to be removed will be replaced by a Douglas Fir <br />of no less than 14 to 16 feet in height,or as close thereto as <br />is practicable (but in no case less than 12 feet in height) to <br />be located in the general vicinity of the tree to be removed. <br />With respect to trees which are not delineated to be retained <br />but which are subject to the conditions of approval for <br />replacement, the option of proposing to the City that <br />replacement include deciduous trees would still remain.
