Bay Ridge, or its successors, shall <br />replace any damaged, diseased or removed landscaping, including <br />trees, if any, such that there is compliance with the approved <br />landscaping plan. Preservation of landscaping shall be included <br />in the Declaration of Covenants substantially in the form of <br />Exhibit B. <br />4. Wetland Area. The wetland area and buffer zone shown <br />on the Project site plan shall be permanently retained and <br />preserved. Wetland preservation and enhancement measures for <br />the wetland area shall be in accordance with the Department of <br />Ecology (DOE) and City requirements, and shall include adequate <br />barriers and other measures necessary to preserve and protect <br />the wetland area and vegetation. Educational signage shall be <br />provided in the vicinity of the wetland describing its value as <br />a wetland. No impervious surface shall be placed within the <br />wetland or buffer zone area. The continuous perpetual <br />maintenance and preservation of the wetland, buffer and fence <br />area, shall be included in the recorded Declaration of <br />Covenants, substantially in the form of Exhibit B. Fencing <br />around the wetland area shall be made of durable construction. <br />The wetland and buffer area shall be fenced off during <br />construction including proper siltation fences to prevent <br />accidental encroachment or damage. <br />5. Drainage.
