In <br /> � compensation for loss of approximately 750 square feet of Category 3 wedand buffer area, <br /> miti;ation is proposed as enhancements ro the ex.isting disturbed wetland buffer area at an <br /> effective ratio oP 1.5:1. The high level of previous site disturbance and physical limits of the <br /> � proposed project site prompted the request for a reduction of the required City of Everett, <br /> SAO, Chapter 37 weUand buffer wid[h of $0 Teet for a Category 3 w�etland to 25 feet. The <br /> � request was made under Section 37.100 (D) of the Evere[t City Zoning Code. The <br /> mitigation plan proposes additional buffer enhancements totaling appmximately 5,450 square <br /> feet of Category 3 wedand buffer by selectively clearing uon-native, or highly invasive <br /> � species. Diseased, dead or stressed vegetation within the proposed enhancement area will <br /> alse '�e selectively rcmoved. A subsequent planting will consist oP native vegetation species <br /> of � kind and functional value as presendy occurring on-site. Limired regrading of <br /> I po�: ..� oP die �nhancement area may be required to ensure survival of plantings. If <br /> necessary, backtilling with topsoil ���ill be done to achieve desired finish grades.
