3 . The three trees shown on the site plan at the southwest corner <br /> of the site nust be saved, if possible. A tree preservation <br /> plan must be submitted with building and public works permits <br /> application. Prior ta issuance of any permits, tna plan must <br /> be approved by the Planning Department. The plan must include <br /> surveyed location of the trees, including trunk circumference <br /> and dripline; show how the grading and utilities plans have <br /> taken the location of the trees into consideration; and describe <br /> the measures which will be taken during construction to protect <br /> the trees. If any of the three trees cannot be preserved, each <br /> tree cut must be replaced with a minimum of four evergreen trees <br /> a minimum of four feet high at time of planting. The Applicant must inciude the pro�ision of pedestrian walkways , <br /> on the site from the building entrances/exits to the recreation <br /> areas. (SEPA Transportation Policies) <br /> MITIGATION REQUIRED BY EXISTING CODES ANa ORDINANCES <br /> 1. 25 feet of right-of-way is to be dedicated to the City for <br /> street purposes for 19th Avenue SE pei• Ordinance 555-78 as <br /> amended. Full standard street improvements are required to 19th Aver,ue SE <br /> including but not limited to curb, gutter, sidewalk, street <br /> widening, transitions and drainage control per City standards <br /> per ordinance 5��-78 as amended. <br /> In lieu of constructing full standard street improvements to <br /> 19th Avenue SE, the owner, with City ap�roval, may voluntaril,y <br /> contribute funds to the City in an amount equal to the cost o� <br /> constructinq the public improvements. The funds will be <br /> utilized by the City to construct area traffic/pedestrian safety <br /> improvements and/or provide initial funding for an "expande�3 <br /> environmental review'� for area traffic design improvements. <br /> (SEPA Transportation Policies. ) <br /> 3. The Applicant or its successor shall provide an alternative <br /> transportation mode information area in a central location <br /> aFproved by the City. This display area should provide public <br /> transit schedules, car/vanpool information, and a list of ' <br /> ridematch service phone numbers. (SEPA Transportation Policies) <br /> 4. A vegetated swale is required per City Design Standards. The <br /> vegetated swale must be shown on the required landscaping plan, <br /> as well as on Fublic Works drainage plans. (SEPA Water <br /> Policies) <br /> 5. On-site detention is required. The Public Works Department must <br /> review and approve proposed access to the detention pond for <br /> maintenance purposes.
