INFORMATION FOR DF.VELOPER: <br /> 1. Detailed drawings in accordance wi.th City Design and <br /> Construction Standards shall be submitted to the Public Works <br /> Department showing site parking layout, landscaping, utilities, <br /> storm drainage, temporary construction erosion control, and all <br /> required improvements in the public right-uf-way. Public Works <br /> Department approval of these drawings is required prior to any <br /> permits being issued. All improvements shall be completed, <br /> approved, and warranted before Occupancy permits are issued. <br /> 2. Any grading/fill on this site shall be done so as to not impact <br /> the surrounding properties. (SEPA Earth, Land and Shoreline <br /> Use Policies) <br /> 3 . City streets are to be kept clear of dirt and debris at all , <br /> times during construction. Dust suppressi.on and street cleaning <br /> must occur as directed by the Public Works inspector. <br /> 4. Permits must be obtained for all fill removed from the site and <br /> placed within the City limits. <br /> 5. S� ecial charges for connection to the sewer and water systems in <br /> accordance with Ordinance 1171-85 are applicable. The actual <br /> cost shall be computefi by the Building Department per the <br /> ordinance in effect at the time and according to the <br /> information provided on the approved plans on the date of permit <br /> issuance. <br /> 6. Performance guarantees are required for the street and utility <br /> improvements. <br /> 7. A one-year guarantee is required on the public improvements for <br /> an amount not less than l0� of the cost of construction an� <br /> shall run for one year from the date of issuance of the first <br /> Occupancy Permit for the project. <br /> 8. On-site watermain will be staked within an easement to the City. <br /> The easement will be submitted to the City prior to the issuance <br /> of permits. <br /> 9. As-builts of storm sewer, sanitary sewer, and water s}ateras will <br /> be required to be submitted per City design and construction � <br /> standards and specifications. <br /> 10. Parkinq must be per City Zoning Code and City Design and <br /> Construction Standards and Specifications. For the l0 two <br /> bedroom units proposed, a minimum of 20 parking stalls are <br /> required. A minimum of one handicap space must be provided. <br /> 11. Placement and screening of refuse disposal areas must be <br /> provided per Section 39.080 of the Zoning Code. <br /> 4 <br />
