Silver Lake Elementary Additions
Schematic Design Narrative
Water Sewer & Drainage
October 19, 2006
• A new 1300 lineal feet fire loop will be constructed for obtaining required fire
flow and sprinkler service to three buildings. The size of main and available
fire flow will be determined by the City of Everett. The new fire loop will
connect to existing water mains in SR-527 and in 127"' PI SE. Construction
of the fire loop will require extensive trenching through existing onsite
pavements.
• Two new detector check valve assemblies with associated fire department
connections and post indicator valves are assumed to be located outside the
buildings. One location is assumed south of Building B and a second
location is assumed north of Building C. Exact locations and final fire service
configuration will be determined via communications with City of Everett
Public Works staff and the Fire Marshall and via coordination with the
mechanical engineer and the architect.
• Three new on site fire hydrants are assumed for a total of five hydrants
serving three buildings. The existing hydrant in the south parking lot will
be disconnected from the Silver Lake Water District system and reconnected
to the new fire main.
As a result of annexation, any proposed public onsite water extensions and
services will be permitted through the City of Everett.
See Schematic Water & Sewer Plan for more information.
SEWER
The existing building sewer service for Building A exits the building at the east
side of the building. The sewer at this point is about xx feet deep. The
se,Ner main continues south to the sc+uth property line, then heads westerly
about 450 lineal feet and connects to a manhole located in SR-527. The
existing system is currently owned by the Silver Lake Water District and will be
turned over to the City of Everett via annexation proceedings.
The proposed additions will require a new grease interceptor for the kitchen and
a new sanitary sewer service through building A. In order to avoid replacement
of existing onsite sewer main, the new building sewer service will need to
continue to exit at the south side of Building A.
The grease interceptor — if required to be located outside the building - cannot
feasibly be located at the north side of the site. For schematic design, the
grease interceptor vault is assumed to be located on the south side of Building A.
Final location of the grease interceptor will need to be coordinated with Everett
Public Schools, the mechanical engineer, and the architect.
n,klane 0111ce
150 SI,1h S1,001 SculA I KI,k16n0.
