The civil engineering plan will need to show the correct access conditions of Right In/ Right Out only <br />on the south driveway on 19lh Avenue S.E., and the North driveway on l9th Avenue S.E. and West <br />driveway on 132nd. St. S.E. are signalized. <br />4. A City standard water main easement must be executed prior to any permit issuance. <br />Planning Department — Teresa Firnstalil — (425) 257-8731 <br />Placement and screening of refuse disposal areas must be provided per Section 39.080 of the <br />Zoning Code. Garbage receptacles, dumpsters and recycle bins must be screened from view from <br />the street and from adjacent properties. This screening may be done using dense vegetation or by <br />placing the dumpster or recycle bin in a structural enclosure. <br />2. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the <br />Zoning Code. <br />Building setbacks must be a minimum of ten feet from 19"' Avenue SE and ten feet from the rear <br />lot line. Building height shall be a maximum 50 feet. <br />4. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must include <br />the following: <br />a. A landscape strip a minimum of ten feet wide must be provided along the 19'h Avenue SE street <br />frontage. This area shall be planted with Type III landscaping. <br />b. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the <br />Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must show <br />location and dimensions of required vegetated swales, wetponds, detention ponds, rockeries and <br />retaining walls, and grading at 2 foot intervals. Irrigation systems must be provided in all <br />landscaped areas per Section 35.130 of the Zoning Code. A 2 year maintenance assurance <br />device must be provided for the landscaping per Section 35.13013 of the Zoning Code. <br />GENERAL INFORMATION <br />The Snohomish County PUD currently has sufficient capacity to serve the proposed development. <br />However, the existing District facilities in the local area may require upgrading. Cost of any work, <br />new or upgrade, to existing facilities that is required to connect this proposed development to the <br />District electric system shall be in accordance with the applicable District policy. The development <br />will be required to supply the District with suitable locations/easements upon their property for any <br />underground electrical facilities that must be installed to serve the proposed development.
