The options for treatment of runoff from hydraulically -connected pavement are: <br />a. An infiltration basin with pretreatment*, if suitable soils exist on the site <br />b. A wetpond <br />C. A constructed wetland <br />d. A storm water technology that has received a GULD (General Use Level <br />Designation) from the Washington Statc• Department of Ecology for either basic or <br />enhanced treatment, with pretreatment' <br />13. Storm water detention is required when 5,000 square feet or more of hydraulically - <br />connected impervious area is created by a project. <br />%-If suitable soils exist on the site, underground infiltration systems (e.g., infiltration <br />trenches) or surface storm water infiltration systems (e.g., splash blocks, pervious <br />pavers, or surface ponding areas and/or swales) may be used to avoid creating <br />hydraulically -connected impervious area from a storm water detention standpoint. <br />Section 3-2.2 of the City's Stormwater Management Manual lists site and design criteria <br />that must be met. <br />%From a storm water detention standpoint, for an impervious area to be considered <br />hydraulically -disconnected, storm water runoff from the 100-year, 24-hour storm must be <br />fully retained and/or infiltrated — without resulting in significant potent,al for adverse <br />effects from the infiltrated water (such as slope saturation or migratiin to crawlspaces <br />and/or basements). However, if the on -site soils cannot support full infiltration of the <br />100-year, 24-hour storm, partial infiltration may still be feasible to meet allowable storm <br />water release requirements. <br />14. All storm water facilities shall be designed in accordance with applicable City standards <br />and/or design policies. <br />15. Replace any damaged or broken sidewalk along this property's frontage. <br />16. Landscaping must be provided per Section 35 of the Zoninc, Code. At a minimum this <br />must include the following: <br />a. A landscape strip a minimum of fifteen (15) feet wide must be provided along the east <br />property line where the property abuts the R-1 Zone. This area shall be planted with Type <br />II landscaping. <br />b. A landscape strip a minimum often (10) feet wide must be provided along the north <br />property line where the property abuts the R-1 zone. These areas shall be planted with <br />and Type I landscaping. <br />c. A landscape strip a minimum of fifteen (15) feet wide must be provided along the south <br />property line. This area shall be planted with Type II landscaping. <br />d. Landscaping shall be provided in the interior of the parking lot for the proposed 56 new <br />parking stalls. Landscape areas must be planted and located per Section 35.080E of the <br />Zoning Code. <br />
