INFORMATION FOR DEVELOPER: <br />Detailed drawings in accordance with City Design and <br />Construction Standards shall be submitted to the Public Works <br />Department showing site parking layout, landscaping, utilities, <br />storm drainage, temporary construction erosion control, and all <br />required improvements in the public right-of-way. Public Works <br />Department approval of these drawings is required prior to any <br />permits being issued. All improvements shall be completed, or a <br />suitable guarantee submitted prior to approval of the plans. <br />2. Any broken or damaged sidewalk shall be repaired/replaced per <br />the City Public Works Inspector. <br />3. A two-year guarantee is required for private retention/detention <br />or other drainage treatment/abatement facilities serving areas <br />larger than one acre. <br />4. Special charges for connection to the sewer and water systems in <br />accordance with Ordinance 1171-85 and subsequent revisions are <br />applicable. These charges are based on projected water usage <br />and can be substantial. The Applicant is encouraged to obtain a <br />copy of this ordinance and determine estimated charges prior to <br />permit application. The actual cost shall be computed by the <br />Public Works Department per the ordinance in effect at the time <br />of permit issuance. <br />5. City streets are to be kept clear of dirt and debris at all <br />times during construction. Dust suppression and street cleaning <br />must occur as directed by the Public Works Inspector. <br />6. Permits rust be obtained for all fill removed from the site and <br />placed within the City limits. <br />7. As-builts of storm sewer, sanitary sewer, and'water systems will <br />be required to be submitted per City design and construction <br />standards and specifications. <br />8. Parking must be per City Zoning Code and City Design and <br />Construction Standards and Specifications. For the 12,576 <br />gross square feet of restaurant and associated storage space <br />proposed, a minimum of 126 parking stalls is required. In order <br />to deviate from this standard, a variance must be granted by the <br />Board of Adjustment. If the variance is denied, than a redesign <br />of the building and/or site will be necessary. This will <br />require a revision to the MDNS. <br />9. Placement and screening of refuse disposal areas must be <br />provided per Section 39.080 of the Zoning Code. <br />1n. Rooftop mechanical equipment, including vents must be screened <br />per Section 39.160 of the Zoning Code. <br />
