Property," located at 970' and 9709 19th Avenue SE from R-2(A) tc B-2 <br />as follows: <br />WHEREAS, Greenspace, Inc., filed an application to rezone property located at <br />9707 and 9709 19th Avenue SE from R-2(A) (Single Family Attached Medium <br />Density) to B-2 (Community Business) for the purpose of establishing a mixed <br />use office and retail development, the legal description for which is: <br />That portion of the west 289 feet of the North half of the South Half of the <br />North half of the Southwest quarter of the Southwest quarter of Section <br />17, Township 28 North, Range 5 East, Willamette Meridian, lying east of <br />the right-of-way of 19th Avenue SE; together with the west 50 feet of Lot <br />1, Saundar Estates, as per plat recorded in Volume 39 of Plats, Page 181, <br />Records of Snohomish County. Situate in Section 17, T. 28 N., R. 5 E., <br />Willamette Meridian, in the County of Snohomish, State of Washington. <br />and <br />WHEREAS, the B-2 zone allows uses which could have a detrimental impact on <br />the single family residential zone abutting the subject property to the north, east <br />and south; and <br />WHEREAS, the Planning Commission, after holding a public hearing, did adopt <br />certain Findings and recommended to the City Council that the proposed rezone <br />be approved pursuant to the provisions of Section 41.160.D.7 of Ordinance No. <br />1671-89, as amended, and subject to the specific conditions set forth in said <br />recommendation; and <br />WHEREAS, the City of Everett, hereinafter referred to as "City," finds that by <br />limiting the permitted uses of the subject rp operty and by establishing certain <br />standards for the development of the property to be rezoned, that the residential <br />property abutting to the north, east and south of the subject property can be <br />94 <br />
