These plans have been revised to incorporate the enclosed redline review plan <br />comments, as well, Ame value engineering items described in the following paragraphs. <br />As requested, channelization has been added to the 100th Street S.E. street improvement plan. Signalization <br />plans for the intersection of 100th Street S.E. and 19th Avenue S.E. will be submitted by the Traffic <br />Engineer under separate cover. <br />As discussed in previous telephone conversations, we have revised the water main and sanitary sewer <br />extension plans. The minimum slope of the proposed sanitary sewer has been increased to 1 percent. This <br />most likely will require Home Base to pump the sanitary sewer outflow from the building to the proposed <br />system, as noted on the plans. The contractor will verify the need for this pump based on field verification <br />of existing sanitary sewer and stub location/elevation information in 19th Avenue S.E. and by the building <br />plumbing plans. <br />The proposed site elevation has been lowered approximately 1.3 feet to reduce the substantial amount of <br />import fill required to bring the si-,. to final grade and reduce retaining wall heights where possible. Storm <br />drainage, sanitary sewer, and utilities have been lowered accordingly. <br />We have also responded to the comments from a meeting held with Jane Zimmerman of the Public Works <br />Department concerning storm drainage detention, water quality, and wetland compensation. From this <br />meeting, we have added items to the plans such as access to wet/detention ponds for maintenance and <br />clarified portions of the storm drainage report. <br />An emergency overflow has been provided for each pump system in case of pump failure or loss of power. <br />Complete pump plans and calculations will be submitted under separate cover for your review.
