to comply with the conditions upon which the Determination of Non -Significance is <br />predicated. <br />INFORMATION FOR THE DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA <br />conditions. All requirements are preliminary in nature, and are based upon the binding <br />site plan, preliminary site plan, and ordinances in effect at time of submittal for the <br />Binding Site Plan and SEPA review. <br />1. A note must be placed on the Binding Site Plan stating: 'The site has been <br />developed per the Site Plan on record with the City of Everett Planning and <br />Community Development Department (File - SEPA #72-96). <br />2. The applicant must provide for agreements for use and maintenance of common <br />access points, common parking, general circulation (drive aisles), utilities, <br />landscaping, fencing, required fire lanes, and access for all lots. These may take <br />the form of Declaration of Covenants, Easements, and Restrictions, to be <br />recorded with or on the Final Binding Site Plan Map. A note must be placed on <br />the final Binding Site Plan Map stating, "Declaration of Covenants, Easements, <br />and Restrictions are recorded under Auditor's File # <br />3. Lot design/configuration for this Binding Site Plan shall be as shown on the <br />preliminary BSP map and Site Plans on file with the Planning/Community <br />Development Department. Any changes in lot design/configuration will require <br />approval both by Planning and Public Works Departments. <br />4. Parking must be per City Zoning Code and City Design and Constructicn <br />Standards. <br />5. Signing: A signing plan for the site shall be submitted and approved by Plannin <br />and Public Works Departments. <br />6. Fire Hydrants - One (1) available hydrant is required. It shall be located within <br />200 driving feet but not closer than 50 feet of the structure. Locations of the <br />hydrants must be approved by the City Fire Marshal. The hydrants must meet <br />City specifications. Locations as shown on the site plan are acceptable. <br />7. The City of Everett prohibits outdoor burning. No fires for the purpose of <br />disposing of construction debris will be allowed. Fire safety practices during <br />construction must be in compliance with Article 87 of the Uniform Fire Code. <br />8. A Public Works Permit is required for this project.
