SPU SPECIFIC EVALUATION CRITERIA: <br />Subsection 41.150.D.1.c of the Zoning Code — Special property use Permits — contai� �s <br />speci��c evaluation Criteria for Above Ground Utility and Communication Facilities. Many <br />of these criteria are intended to address new or expanded utility structure (i.e., monopoles) <br />and are not applicable to the instant application. The following are "Finding" and <br />"Conclusions" relative to the Speciiic Evaluation Criteria: <br />All utility and Communications facilities �hall be designed, landscaped, or <br />otherwise screened to ensure compatibility wifta surrounding properties. <br />Findinps: The applicant is adding antennas to an eaisting 150' m�nopole which is <br />currently landscaped to ensure compatibility with the surroundinq properties. <br />Antennas associated with above ground utility of communication facilities shall be <br />located on existing or replacement towers or structures to the maxirtwm exYent <br />technically feasible to discourage the proliferation of tower structures. <br />Findinqs: `�he antennas are located on a monopole, thus eliminating the need to build a <br />new ceilular communications tower. <br />3. Tower structures for above ground utility and/or communications facilities shall not <br />be located in or within 300 feet of residentially zoNes areas. <br />Findinqs: This is an existing communications facility and the applicant is proposing to <br />locate antennas on an existing platform. <br />4. When tower structures for abuve-ground utility and/or communications facilities are <br />proposed to be located within 300 feet of residentially zoned areas, in or within 200 <br />feet of gateway corridors as designated by the Everett Compreh�:nsive Plan, or in or <br />within 200 feet or areas under the jurisdiction of the Shoreline Niaster Program, <br />zones which otherwise require Review Process II shall use Review Process III. <br />�indinqs: N/A <br />5. All utility and communication facilities shall be in�talled ui�derground or within <br />structures to the greatest extent practical in order to maximi:s safety and minimize <br />visual and noise impacts upon surrounding properties. <br />Findinqs: N/A <br />
