The number, size and lacativn of signs, especially as they relate to more sensitive <br />land uses. <br />Findfnqs: There will be no signs for this project. <br />Conclusion: Not applicable. <br />The landscaping, buffering and screening nf buildings, parking, loading and storage <br />areas, especially as they relate to more �ensitive land uses. <br />Findinqs: At the request of WRSHDOT, Cingular is willing to incorporate s significant <br />landscaping endeavor. WASHDOT pmposes and Cingular agrees to implement the same <br />plantiny concept in the right-of-way and along the west property boundary as currently <br />exists along the south property boundary. This proposed planting will screen the fenced <br />equipment area. Cingular proposes using Alaskan Cedar and low growing juniper ground <br />cover as a planting buffer. For de'�ail please see the attached photo simulation <br />Conclusion: Prior to the issuance of Building or Electrical Permits, the applicant must <br />submit a landscape plan for review and approval by the Planning Department. <br />8. The generation of nuisance irritants such as naise, smoke, dust, odor, glare, visual <br />blight or other undesirable impacts. <br />Fiiidinqs: The proposed use will not create noise, smoke, dust, odor, glare or other <br />undesirable impacts. The visual impact of the antennas will be reduced by painting therri <br />to match the color of the existirig antennas and the color of the monopole. <br />Conclusion: The proposai will not generate nuisance irritants. <br />9. Consistency with the goals and palicies of the Everett General Plan for the area and <br />land use designation in which the property is located. <br />Findinqs: The proposed facility is consistent with the qoals and policies of the Everett <br />General Plan for the area. Adequate publ?: service and ;ili!'s;ies are provided for the <br />community and this facility is designed in a manner that minimizes adverse imp4c:s and is <br />compatible with the neighborhood. <br />Conclusion: The use is consistent with the General Plan. <br />10. Compliance with the previsions of this Ordinance and other City, State and Federal <br />regulations. <br />Findinqs: All necessary buiidiny and associated permits must bE obtained for the <br />pmposal prior to construction. <br />�onclusion: The proposal will comply with the provisions of the City'� Zoning Code and <br />the applicant must obtain any required State and/or Federal permits. <br />
